Portable screening results are not accepted.
Application Fee: $65 (non-refundable) per adult
All Occupants: Every adult (18+) must submit a separate application and undergo screening.
Valid ID: Government-issued photo ID is required for all applicants.
Complete Application: Applications must include all required supporting documentation. Incomplete
applications will not be processed.
Processing Order: Applications are processed in the order received once complete.
Smoke-Free Properties: All properties are strictly non-smoking.
Occupancy Limits: Defined by city code.
Holding Period: Vacant properties can only be held for up to 10 days from the date of approval.
General Rule: : Gross monthly income must equal at least 3x the rent, income between 2.5x–3x requires a co-signer.
Section 8 / Housing Assistance: Tenant’s portion of rent must be covered by income at 3x that portion.
Co-Signers: Must have income equal to 4x the monthly rent.
For Employees:
● Two (2) months of the most recent pay stubs OR
● Six (6) months of complete bank statements
● Proof of any additional income (e.g., child support)
For Self-Employed Applicants:
● Six (6) months of business bank statements
● Last year’s personal tax return
● Current profit and loss (P&L) statement
● Business license or proof of sole proprietorship
For Section 8 Applicants:
● Same documentation as other applicants, but income must cover tenant’s portion only
● Submit voucher details and case manager contact at time of application
Documentation must be verifiable. Documents must clearly show the applicant’s name, employer or
source name, and/or other identifying details (such as company letterhead or address). Screenshots,
cropped images, or documents that obscure verifiable information will not be accepted, as we must be
able to confirm authenticity and ownership of the documents.
No Credit History: Co-signer required
Score below 620: Application denied
Score 620+: Security deposit equal to one month’s rent
Accounts: All credit accounts must be current
Bankruptcies: Must be discharged with one year of re-established credit
Undischarged bankruptcies: Not accepted
These are general guidelines. Other financial factors may be considered during the review process.
Good Rental History: 24 months of positive rental history from an unrelated landlord or proof of
homeownership. If less than 24 months of verifiable rental history, a qualified co-signer is required.
Evictions: Any history of eviction will result in denial
Payment Issues: 2+ NSF or non-payment notices in the past 12 months = denial
Lease Violations: 2+ non-compliance notices in 12 months = denial
Outstanding Balances: Any unpaid rent or damages = denial
Landlord Contact: Failure to verify rental history within 48 hours may result in denial
Each record is reviewed individually, considering:
● Nature and severity of offense
● Number and type of convictions
● Time since the conviction
● Positive behavior and rehabilitation efforts
Recommended Supporting Documents:
● Letters from parole officers, caseworkers, therapists, etc.
● Completion certificates for treatment or training programs
● Character letters from employers or teachers
● Personal statement explaining the circumstances
We cannot guarantee that current tenants have clean criminal records. Background checks are
limited to publicly available reporting.
Pet Screening Requirement
All applicants, regardless of pet status. must complete a PetScreening profile at the time of application.
$30 fee for applicants with household pets. No cost for applicants with no pets or service animals.
Approval: Pets are approved on a case-by-case basis. Applicants are encouraged to reach out for pet
approval prior to submitting an application.
Pet Rent: Minimum $25/month per pet; may vary
Addendum: Required for all approved pet.
Due to insurance limitations, the following dog breeds, mixes, and species restrictions apply: German
Shepherd, Doberman Pinscher, Pit Bull (including Staffordshire Bull Terrier), Chow Chow, Rottweiler,
Siberian Husky, Akita, Alaskan Malamute, Presa Canario, and Wolf-Hybrid Exotic animals, as well as
venomous or poisonous species, are strictly prohibited.
Failure to disclose animals during the application process may result in the denial of your
application, additional fees and/or lease termination.
Income: Must earn at least 4x the monthly rent (verifiable and garnishable)
Rental/Mortgage History: 24 months of positive history with no late payments
Credit Score: Minimum score of 725
Credit History: No delinquencies, bankruptcies, evictions, or foreclosures
Garantours will be required to complete an addendum.
Screening Sources: We use credit reports, public records, rental history, and income verification.
Verification: All information provided must be valid and verifiable.
Utilities: Tenants are responsible for all utilities unless otherwise stated. Proof of transfer is required
before move-in.
Prohibited Items: Pools, hot tubs, trampolines, waterbeds, and aquariums (20+ gallons)
Smoke-Free Policy: All properties are smoke-free
No-Crime Policy: Strictly enforced
Lease Signing: Must be completed within 72 business hours of approval
Renter’s Insurance: Proof required at move-in with management listed as an interested party
First Month’s Rent: Full amount due at move-in (holding fee credited)
Second Month’s Rent: Prorated based on move-in date
Security Deposit: The Amount will be listed in your lease
Other Costs (if applicable): Pet Rent, HOA Fees, Utility Fees, Lawn Care Charges
All move-in funds must be paid in certified funds and in full before possession is granted.
In accordance with TMC 1.95.030(A) Tenants have a right to pay security deposits, non-refundable
