Maintenance Guidelines for Tenants

As a tenant, taking good care of your rental home is crucial. Regular maintenance not only keeps the property in top shape but also ensures a comfortable and safe living environment.

 

General Guidelines

  • Dryer Filter Cleaning: Clean the dryer filter after every use to prevent fire hazards.
  • Furnace Maintenance: Clean or replace air filters before winter and monthly thereafter. Vacuum the burner and pilot light areas.
  • Community Rules: Adhere to any specific community rules and regulations, if applicable.
  • Modifications: Get written approval from the property manager before making any changes to the property.

Seasonal Maintenance

Spring/Summer

  • Lawn Care: Water lawns and shrubs regularly to keep them healthy.
  • Weed Control: Remove weeds from garden beds, walkways, and driveways.
  • Outdoor Cleaning: Keep outdoor living spaces clean and well-maintained.
  • Air Conditioning: Clean or replace air conditioner filters monthly.
  • Pest Control: Monitor for pests and take appropriate action.

Fall/Winter

  • Heating System: Replace furnace filters regularly and ensure the system is in good working order.
  • Snow Removal: Clear snow and ice from walkways and driveways.
  • Pipe Insulation: Insulate exposed pipes to prevent freezing.
  • Weatherproofing: Seal drafts around doors and windows.

Mold Prevention (Washington State Specific)

  • Ventilation: Use exhaust fans in bathrooms and kitchens.
